Re-Roofing

The concept of re-roofing means placing a new layer of protection directly on top of the existing roofing system.  Whether your commercial or industrial roof is metal, shingle or flat, re-roofing can be a viable option.   The biggest limitation is the condition of the roofing structure itself.  Significant underlying damage can make repair and re-roofing financially unfeasible and warrant a full replacement.

Re-Roofing Options

The most common re-roofing material are shingles.  70% of residential roofs are composed of shingles, so a shingle re-roof is a concept most people are familiar with.

However, commercial or industrial buildings are significantly less likely to have shingle roofs.  The re-roofing of these offers options you may not be familiar with.

Coatings.  Most appropriate on a flat or low-slope roof, roof coatings are a liquid applied system.  Whether sprayed or rolled on, the liquid dries in place.  As a single application process, there are NO SEAMS.  That’s right.  Seams are the #1 most common point of failure in a roofing system.  The elimination of seams provides complete waterproofing protection across the entire roofing structure.

The straightforward application method means no need for business down-time and the highly reflective nature offers improved energy efficiency and decreased operating costs.

Membranes.  Also known by many as single-ply roofing, membrane systems come in many different chemical compositions.  The most common are PVC, TPO and EPDM.  Each has specific benefits appropriate to the business being protected.  Consult with Cosam Contracting on the most appropriate for you.

Membranes come in rolls that are generally either mechanically fastened or chemically adhered to the roof.  The seams can then be glued or heat-welded together.

Benefits of Re-Roofing

Re-roofing your commercial or industrial building has benefits that continual repairs or even full replacement simply do not offer.

Cost effective.  By reinvesting in the roof, you will be protecting the infrastructure of the commercial real estate from problems down the line. Re-roofing helps protect infrastructure from moisture build-up, which can rot wood and cause mold to grow.

Strong & Durable.  Re-roofing your failing system makes it much stronger than the previous one, helping to protect your business from damaging winds or weather. Objects like hail or penetrating winds can damage the internal structure of the property, which costs money to fix.  Your stronger roof reduces this risk.

Lower Operating Costs.  Re-roofing your existing system with “cool roof” technology reduces your cooling costs by reflecting up to 85% of the heat of solar rays away from the rooftop.
